Q. Do I need Lawful Development Consent?
A. Yes, Lawful Consent is Permitted Development, which is required on an Extension for a single family dwelling, that is not in a Conservation area. The council fee is £103.00.
Q. Do I need a Water Board Build Over Approval?
A. Yes. If you are building close to the drains in your garden and they lead onto or come from a neighbours garden. I will check that.
Q. What is C.I.L.?
A. Community Infrastructure Levy. It is a Payment made to the Local Authority at the commencement of building work. The amount payable varies. I complete a form on your behalf. You are likely to be exempt from payment.
Q. Are there further requirements for Basements?
A. Yes. Your council may require Light Calculations , Structural Surveys , Soil Analyses Tree Reports , Drainage Surveys , & Trial Pit Foundation Checks.
Q. What is Section 106?
A. A Tax applicable only on Commercial or Flat Conversion Developments. The amount & Conditions payable vary.
